Rental demand 'high'
Homeowners may do well to consider renting out their homes as it seems demand is high for property to let.According to the National Landlords Association (NLA) buyers are finding it increasingly difficult to get hold of mortgage finance and are being forced to rent. Steven Hilton, media relations manager at the group, added that there are many "accidental landlords" entering the market because they are not finding buyers for their home. Figures released in October by the Royal Institute of Chartered Surveyors found that house price falls and tough mortgage lending conditions has turned more would be buyers and sellers to the rental market.Mr Hiton warned, however, than inexperienced landlords should ensure they know all the rules of renting out a property."There are a number of rules and regulations to which landlords need to adhere to or they face stiff penalties," he said. "In addition, failure to comply with the laws which govern the sector could leave their tenants at risk and the NLA advises any 'reluctant landlords' to seek information and advice from a respectable source before delving into the private-rented sector."
